Project Overview

Continuum developed a prototype for a two-story, multi-family building as a replacement for Continental Properties’ out-dated model. The goal was to create a modern design that could be replicated on suburban sites throughout the country, while still meeting the developer’s long-established standards for building footprints, siting, infrastructure equipment, construction types, budget, and material selection. We designed a 21-unit, 23,350-square-foot building with the following features:

  • Arts and Crafts style infused with an urban aesthetic
  • Courtyard space included between units
  • Inside stairways replaced the former design’s exposed stairs; allowing space for windows
  • Bay and double-hung windows take advantage of views and natural light
  • Dining and living space proportions were revisited
  • Walk-in closets with double entry to en-suite bathrooms were developed
  • Spacious balconies and porches were added to connect the indoors with the outdoors
  • The new floor plan increased each building’s rentable units by one extra loft unit
